TFS: Mr. Rajeeve, what led you to start PRECON.R, and what was your vision for the company from the outset?
Rajeeve Sreenivasan: The idea behind PRECON.R really came from recognising the challenges in preconstruction management and wanting to bring something new to the table. I saw an opportunity to combine the traditional methods with a more modern, client-focused approach. The goal was simple: to deliver projects that stood out, using innovation, transparency, and expertise. We wanted to create a bridge between the old ways of doing things and the evolving demands of today’s construction industry, ensuring that clients always received the best possible outcome.
TFS: With your extensive experience, how do you see the preconstruction management sector changing over the next 5–10 years?
Rajeeve Sreenivasan: I think we are going to see a lot more digital integration in the sector. Tools like BIM, AI-driven project management, and even digital twins are becoming more common and will likely be a lot more advanced in the next few years. Sustainability is also going to be a big focus, with green building practices and global standards becoming increasingly important. On top of that, I believe collaboration will be at the forefront, as everyone from clients to contractors looks for smarter, more cost-effective ways of doing things.
TFS: What makes PRECON.R stand out from other preconstruction management firms in the region?
Rajeeve Sreenivasan: What sets us apart is our focus on providing personalised solutions and our willingness to go beyond the standard practices. We’re not just about ticking boxes; we really get to know our clients and their needs, ensuring that every project starts on a strong footing. We offer a full range of services, from feasibility studies to value engineering, all the way through to vendor negotiations. Rajeeve Sreenivasan: Sure, one project that really stands out was a large-scale redevelopment of a hotel and shopping mall. The tricky part was we had to carry out major work while making sure the business operations did not stop—guests and customers still had to be taken care of. Our team was proactive about identifying potential risks, especially when it came to guest interactions and site safety. By spotting these challenges early, we were able to manage everything smoothly, keeping the project on track and within budget and making sure the business continued without any hiccups. TFS: What has been the biggest challenge you have faced while leading PRECON.R, and how did you manage to overcome it?
Rajeeve Sreenivasan: Honestly, the toughest part has been navigating the ever-changing and competitive market. There are always uncertainties, and the landscape keeps shifting. But we have learnt to stay flexible and adapt quickly. A big part of overcoming these challenges has been our commitment to continuous learning and building strong strategic partnerships. Instead of seeing these challenges as roadblocks, we have found ways to turn them into opportunities that have helped us grow.
TFS: When it comes to value engineering, how do you manage to balance design quality with the need to stay within budget and time limits?
Rajeeve Sreenivasan: At PRECON.R, we approach value engineering by taking a close look at every design element, material, and method being used. It is about finding ways to cut costs without cutting corners on quality. We bring everyone together for this process, making sure the team, the client, and other stakeholders are all involved. By working collaboratively, we not only get the most out of the resources available but also ensure everyone is satisfied with the final result.

We are also extremely focused on sustainability, and we make good use of smart estimation tools and Quantity Surveying (QS) software. Rajeeve Sreenivasan: It all comes down to staying connected with the right people. In the planning stages, we focus on incorporating energy-efficient designs, selecting sustainable materials, and ensuring our projects meet global green standards, like LEED and BREEAM certifications. It’s about creating developments that not only stand the test of time but also have a positive environmental impact.
TFS: Managing large-scale teams across different regions and cultures must be challenging. How do you make sure everything stays on track?
Rajeeve Sreenivasan: It definitely has its challenges, but the key is creating a culture where everyone feels included, no matter where they’re from. We rely a lot on technology to keep communication flowing, which helps us stay connected no matter the distance. Regular check-ins are really important, and having clear documentation in place makes sure everyone knows what’s expected and helps keep things coordinated and on track.
TFS: Keeping projects on track is always a challenge. How do you ensure everything stays on schedule, especially when unexpected issues arise?
Rajeeve Sreenivasan: The key for us is thorough planning right from the start. We put a lot of focus on creating detailed timelines and then actively managing risks throughout the process. By building contingency plans, we can stay flexible. If any issues do come up, our team is quick to address them, thanks to real-time monitoring. This approach really helps us stay ahead and keep things moving forward smoothly, no matter what challenges arise.
TFS: As someone with extensive experience in commercial management, what advice would you give to young leaders entering the construction and preconstruction fields?
Rajeeve Sreenivasan: The biggest piece of advice I can give is to remain adaptable. The industry is always evolving, so being open to change is crucial. Also, build strong relationships—both with your team and clients. Relationships are key to success. And of course, never stop learning. It’s important to stay up to date and invest in your personal development. Lastly, I’d say always prioritise transparency and collaboration—it’s how you build trust, and trust is what drives successful projects.
TFS: Before we wrap up, looking back on your three decades in the industry, what’s the one lesson you’ve learnt that’s really shaped your approach to business and leadership at PRECON.R?
Rajeeve Sreenivasan: One lesson that has really stuck with me is that in construction, success isn’t just about technical skills; it’s equally about the relationships you build. It’s all about trust, transparency, and being adaptable when challenges arise. Those have been key to our success at PRECON.R. And on top of that, staying organised is something I’ve learnt to value deeply—it’s a principle I think we should all carry with us in both our professional and personal lives.
